Water inside a wall cavity announces itself late. By the time drywall stains or paint bubbles, the water has usually been there for days and has already reached the insulation, the bottom plate, and often the subfloor. The visible sign is the end of the story, not the beginning.
The good news is that hidden moisture leaves earlier evidence, and most of it is findable without cutting anything open. Five checks, in the order you should run them.
Check 1: Use Your Nose Before Your Eyes
A musty, earthy smell in one room with no visible source is the most reliable early indicator there is, and it beats every visual sign on timing. That smell is microbial volatile organic compounds, which are the gases given off by mold and bacteria as they metabolise. They are produced by growth you cannot see, in a cavity you cannot reach.
How to use it properly: close the room up for a few hours, then walk in from outside. Your nose adapts to a smell within minutes of being in it, so the only accurate reading is the first breath on entry. Check low, near the baseboard, and inside closets and cabinets on exterior walls, where air moves least.
If the smell is stronger in one corner, that corner is where to look.
Check 2: Read the Wall Surface for Movement, Not Just Colour
Stains get all the attention. The earlier signs are dimensional.
- Nail pops and screw pops. Drywall that absorbed moisture swells, then shrinks as it dries, and the fastener head pushes through the compound. A line of them along one stud bay is a signal.
- Seam cracking. Tape lines that open up along a single wall, particularly a horizontal seam.
- Paint that looks slightly rippled in raking light. Hold a flashlight flat against the wall and look along the surface rather than at it. Moisture behind paint shows as a subtle wave before it ever bubbles.
- Baseboard separating from the wall, or a baseboard that has swelled at the bottom edge.
- Wallpaper lifting at a seam.
- A soft spot. Press the drywall with your palm, low, near the floor. Sound drywall is rigid. Drywall holding moisture gives slightly and feels cool.
On the floor: cupping in hardwood, where board edges rise higher than the centre, means moisture is coming from below. Crowning, where the centre is higher, means it came from above and has partly dried. Laminate that has swelled at the joints, vinyl that has lifted at an edge, or grout that has gone dark in one area of a tile floor all point the same way.
Check 3: Follow the Water Bill and the Meter
A supply leak inside a wall shows up on the water bill before it shows up on the wall.
The meter test: turn off every fixture and appliance that uses water, including the ice maker. Photograph the water meter. Wait two hours with nothing running. Photograph it again. Any movement means water is leaving the system somewhere, and if there is no visible leak, it is inside a wall, under a slab, or under the floor.
Compare the last three bills. A jump of even 15% with no change in household usage is worth this test.
This only catches pressurised supply leaks. Drain leaks, roof leaks and appliance leaks show nothing on the meter, which is why this is check three rather than check one.
Check 4: Look Where the Water Would Have Come From
Water inside a wall got there from somewhere specific. In Branson-area homes the source is usually one of these:
- A supply line to a fixture on that wall. Toilet, sink, refrigerator, dishwasher, washing machine.
- A shower pan or tub surround failure, which shows up as damage on the far side of the bathroom wall, in the adjoining room, rather than in the bathroom.
- A roof or flashing leak that travels down inside the cavity and appears one floor lower than the actual hole.
- A window seal. Look for staining at the corners below the sill.
- A crawl space with standing water or a failed vapour barrier, which puts moisture into the subfloor from underneath across a wide area rather than at one point.
- A frozen pipe from the previous winter that split, thawed, and leaked for a while before anyone noticed. Southwest Missouri produces a wave of these every spring. Trace upward and outward from where you noticed the sign. Water runs downhill along framing and can travel several feet horizontally before it appears.
Check 5: Get an Actual Moisture Reading
The four checks above tell you whether to be suspicious. A meter tells you where and how much.
Two instruments do this. A pin meter reads moisture content between two probes pushed into the material, which is accurate but leaves small holes. A pinless meter reads through the surface using electrical impedance to a depth of around three quarters of an inch, non-destructively, which is what gets used for scanning a wall to find the boundary of a wet area.
A thermal imaging camera does not detect moisture. It detects temperature differences, and evaporating water makes a surface cooler than the material around it. It is a fast way to find where to point the moisture meter, not a reading in itself. Anyone showing you a thermal image as proof of moisture without a meter reading to confirm it is skipping a step.
What the numbers mean: drywall reads under 1% moisture content when dry. Framing lumber reads 7% to 12% at equilibrium in a Missouri home. A reading above roughly 16% in wood means active moisture and a growth risk.
This is the check you call someone for. It takes 20 minutes and it either finds the problem or rules it out, which is worth doing before anybody cuts drywall.
How Long Before Hidden Water Becomes Mold?
24 to 48 hours. That is not a marketing number, it is the interval in which mold spores that are already present in every building begin to colonise a damp organic surface. Paper-faced drywall, wood framing and cellulose insulation are all organic surfaces.
Inside a wall cavity the conditions are close to ideal: no airflow, no light, stable temperature, and material that holds water. When Hidden Water Becomes Structural
Structural damage is a separate threshold from mold, and it takes longer to reach. Watch for:
- A floor that flexes or feels springy underfoot, meaning the subfloor has delaminated
- A visible sag in a ceiling
- A door or window in that wall that has started sticking
- Diagonal cracking at a door or window corner
- Sill plate or rim joist that is soft to a screwdriver probe in a crawl space
- Rusting on joist hangers or fasteners
Any of those means the moisture has been present long enough to reduce the strength of the framing, and the assessment stops being a moisture question. What to Do When You Find It
- Shut off water to that section if it is a supply leak. Whole-house shutoff if you cannot isolate it.
- Photograph everything before anything is moved or opened. This is your claim documentation.
- Do not open the wall yet. If there is established growth, cutting into it aerosolises spores through the house. Containment goes up first.
- Get moisture mapped so the drying plan covers the whole wet area, not just the visible part.

Sudden and accidental discharge, such as a burst supply line, is generally covered.
